This lot relates to the establishment of a framework for Family Mosaic properties in London's Lewisham region and regions covered by Charlton Triangle. Charlton Triangle are a subsidiary of Family Mosaic and for whom Family Mosaic carry out responsive repairs, maintenance and minor/improvement works. Orders for responsive repairs, maintenance and minor/improvement works may be placed for Charlton Triangle properties but Charlton Triangle will not be a party to the framework.

The scope of the framework comprises responsive repairs, maintenance and minor/improvement works and covers a mix of works, services and supplies. These include:

a) Responsive Repairs:

The services will comprise but are not limited to building responsive repairs at Family Mosaic housing stock including but not limited to plumbing, drainage and an emergency outside of normal working hours service.

b) Minor/Improvement works:

The survey, design and carrying out of maintenance and minor/improvement works to Family Mosaic housing stock will compromise but are not limited to:

— Refurbishment of kitchens, bathrooms and toilets;

— Full or partial renewal of electrical installations and gas heating and hot water installations;

— Internal improvements;

— Energy and sustainability works;

— External envelope repair and replacement works including windows, doors and roofs;

— Cyclical decorations;

— Communal area repair and replacement works;

— External works and drainage;

— Legal disrepair cases;

— Disability aids and adaptations and all associated works to, and around, occupied or void dwellings and supported housing schemes for the young, elderly and people with disabilities. As part of the delivery of the above, the successful contractor will be required to establish a direct interface link with Family Mosaic's IT system (provided by Northgate) to facilitate real time operational updates for Family Mosaic and will be required to provide all operatives with hand held devices to ensure real time data sharing. The contractor will also be required to provide a Freephone telephone number to enable appointments to be arranged by Family Mosaic or its customers.

2 contractors will be appointed to each framework and 2 call-off contracts will be awarded per framework each having a duration of 3 + 1 years. 1 contractor under the framework will be appointed as a primary contractor for each region and as the secondary (reserve) contractor for the other region to be utilised in certain circumstances including in the event of actual work volumes exceeding forecasting volumes by more than 10 %, the capacity of contractors and where contractors are not achieving key performance indicators. Tenderers will be required to submit a tender to perform the full scope of services and works which may be requested by Family Mosaic under this Lot. Family Mosaic intend to award the 2 call-off contracts at or around the same time as it appoints tenderers to the framework. Further details are set out in the procurement documents.

The services will comprise but are not limited to building responsive repairs at Family Mosaic housing stock including but not limited to plumbing, drainage and an emergency outside of normal working hours service.

b) Minor/Improvement works:

The survey, design and carrying out of maintenance and minor/improvement works to Family Mosaic housing stock will compromise but are not limited to:

— Refurbishment of kitchens, bathrooms and toilets;

— Full or partial renewal of electrical installations and gas heating and hot water installations;

— Internal improvements;

— Energy and sustainability works;

— External envelope repair and replacement works including windows, doors and roofs;

— Cyclical decorations;

— Communal area repair and replacement works;

— External works and drainage;

— Legal Disrepair cases;

— Disability aids and adaptations and all associated works to, and around, occupied or void dwellings and supported housing schemes for the young, elderly and people with disabilities. As part of the delivery of the above, the successful contractor will be required to establish a direct interface link with Family Mosaic's IT system (provided by Northgate) to facilitate real time operational updates for Family Mosaic and will be required to provide all operatives with hand held devices to ensure real time data sharing. The contractor will also be required to provide a Freephone telephone number to enable appointments to be arranged by Family Mosaic or its customers.

2 contractors will be appointed to each framework and 2 call-off contracts will be awarded per framework each having a duration of 3 + 1 years. 1 contractor under the framework will be appointed as a primary contractor for each region and as the secondary (reserve) contractor for the other region to be utilised in certain circumstances including in the event of actual work volumes exceeding forecasting volumes by more than 10 %, the capacity of contractors and where contractors are not achieving key performance indicators. Tenderers will be required to submit a tender to perform the full scope of services and works which may be requested by Family Mosaic under this Lot. Family Mosaic intend to award the 2 call-off contracts at or around the same time as it appoints tenderers to the framework. Further details are set out in the procurement documents.

Section II.1.5) indicates the estimated maximum value across the 5 frameworks — the estimated value across all frameworks may be in the region of 32 500 000 GBP and 42 500 000 GBP.
